An Otherworldly logistics Center
The techno-park logistics center constructed by the Sufrin and Weiss groups is the only one in the country organized by a purchasing group, and especially suitable for medium and small end users, as well as investors.
Techno Park, a new and unique brand of logistics centers, created by the Sufrin and Weiss groups, is a product which is tailor-made for small and medium-sized customers. It features all the advantages they need in order to maximize their business in terms of its location, storage and distribution to customers.
Tzahi Sufrin, owner of the Sufrin Group, explains the brand and its advantages: “The Techno Park logistics center has a unique design. Unlike other logistics centers, the spaces in this method are perfect for merchants, artisans or small and medium-sized distributors who need spaces that are flexible and versatile, and which can be adapted for various uses, from aluminum production through storage and import of beverages, to home décor retail products. There is an option of consolidating spaces to create a larger space, according to customers’ needs.
The Techno Park planning takes into account transportation from the storage areas, as well as the loading of goods inside the logistics center spaces: “We want to allow trucks entering and leaving maximum maneuvering space, as well as fast and accessible options for unloading and loading. We therefore installed a double conveyor belt all along the logistics center, so trucks can go in and out and unload or load goods uninterrupted. In the past this was not the case. In order to use as much space as possible for storage, the old logistics centers had one narrow conveyor belt, which caused many delays in unloading and loading the goods and dispatch. ”
Techno Parks are by definition logistics centers that are always located close to population centers, ie in Gush Dan and the center of the country, where the majority of the population is concentrated, as well as the most attractive and dynamic business environment.
Tzahi Sufrin: “A logistics center designed for such customers must be located conveniently, close to home, but mostly close to the businesses and their partners and customers. The Gush Dan area and the center of the country are the most ideal locations. We have an importer at the Holon Techno Park, who has purchased a space for storing beverages. He wants to stay close to the city so he can supply orders on short notice, even in the middle of the night. If his warehouse was located near the airport, or in other parts of the country, he might not be able to meet the tight distribution times. ”
The Techno Park brand is based on a unique business method. These projects are formulated, constructed and marketed by a purchasing group. That is, a group of people who purchase the land together and each have an equal share in the deal. Since it is not a single entrepreneur who takes on all the risks, but a group of people working together, the project can be constructed at lower costs. This ultimately means that a customer purchasing an office or storage space, can do so at a significantly lower price than he would at a logistics center constructed and marketed by one private entrepreneur. This method appeals to private investors, who are able to purchase a space at a lower price, just like they would an office space or an apartment for investment, and benefit from a very high return on their investment. The proximity to the population centers and central location guarantees the investor a stable and strong rental market.
The Sufrin and Weiss groups are currently building two large logistics centers using the techno-park method. One in Holon, whose construction is well underway, and is sold out, and the other in Even Yehuda, which is currently being marketed.
The Sufrin and Weiss groups are building the Even Yehuda Techno Park on Ella street in Even Yehuda. It is designed to be a light industry and logistics complex, including commercial areas, at a total area of 18,000 sqm. According to the plan, the commercial areas will constitute approximately 6,000 sqm of the total area. The purchasing group put together these days by the Sufrin and Weiss groups is currently offering industrial and retail areas at an estimated cost of NIS 8,500 per square meter. Occupancy is expected within three years.
The industrial and business area in Even Yehuda has developed greatly in the past year, due to its location in the heart of the Sharon region and the town’s expansion. It is expected to expand by several hundred more housing units in the coming years. The developing industrial area on the eastern side of town is located on Road 4 and near Road 57, which connects the Nitzanei Oz interchange on Road 6 with the city of Netanya and shortens the commute from the area to the center.
The construction of “Techno Park Holon”, on Lahav Street in the city’s renewed industrial area, is currently underway. The center was designed as a contemporary and innovative building, spread over about 36,000 sqm. This logistics center is aimed at light industry, allowing artisans, tradespeople and investors to purchase designated spaces for crafts, storage and logistics as part of a purchasing group. The building is expected to be occupied in about a year and a half. The Holon industrial business area is located in the heart of the metropolis, with a population of over one million, near major traffic arteries (Road 4, Road 44, Ayalon Motorway, Road 431 and Road 1) and near the future “green line” of the light rail.
